Everything KLYR does for landlords. Skim the sections below to learn how each feature works, then jump back into the app to try it.
Portfolio (home tab)
Every property you manage lives here. The number badge on each property shows open maintenance reports; the Act now counter at the top shows urgent items across the whole portfolio.
- Tap any property to open its detail view.
- Tap Tenant directory to call any tenant across all your properties.
- Property limits come from your KLYR plan — manage them in Settings.
Inside a property
The property page is your control panel: tenant contact, open issues, timeline of past events, inspections, Healthy Homes, meter readings and notes.
- Tap an issue card to see photos, urgency and the full thread.
- Use the More menu (⋯) to Edit details, Transfer ownership, or Delete the property.
- Acknowledge new tenant reports so they know you've seen them.
Onboarding a tenant
Invite by email and KLYR links the tenancy automatically once they sign up.
- Open the property → Onboard tenant.
- Enter their name and email — they'll receive an invite to sign up.
- When they accept, the property appears in their tenant app and you can message and track maintenance with them.
Starting a new tenancy
When current tenants move out and new ones move in, use Start new tenancy on the property. This ends the current tenancy and resets the property for the next tenant onboarding. The new tenant gets a clean KLYR account — their view is cleared of the previous tenant's maintenance requests, inspections, logbook entries and meter readings, so they start fresh with only their own tenancy. You as the landlord keep everything: all past maintenance, inspections, healthy homes evidence and property history remain in your records.
Transfer ownership
Selling or handing a property to another KLYR landlord? Open the property → Transfer. The property and its full history move to the new owner's account. This is separate from changing tenants.
Maintenance queue & progress
The Queue tab lists every open issue across your portfolio, sorted by urgency: Act now → Soon → Routine. Each report has a progress bar showing where it sits in the lifecycle.
- Acknowledge a new report to move it from Open → In progress (tenant sees the bar update).
- Mark done once it's resolved. The bar fills to 100% and the item moves to the Archive tab.
- Archive holds done items for 30 days as a safety net against accidental deletion, then auto-deletes them.
- To remove early, open Archive and tap Delete now — this is permanent. Otherwise wait for the 30-day auto-purge.
- You can also Reopen an archived item if the issue comes back.
Inspections — three ways
KLYR supports three inspection workflows, all under the Inspect tab.
- Schedule inspection — pick a date, time and notice period; the tenant is notified and it lands on both calendars.
- Conduct inspection — record findings on the day, room by room, with photos and an OK / Monitor / Issue rating per room.
- Request self-inspection — ask the tenant to upload a walkthrough video instead of attending in person; great for routine checks or when you're remote.
Inspection reports
Every completed inspection becomes a permanent record on the property: rooms, conditions, notes, photos and (for self-inspections) the video. Past inspections are visible in the Inspect tab and on the property page.
Self-inspection videos
When you request a self-inspection, the tenant gets a prompt to record and upload a walkthrough video. The video is stored privately and only you and the tenant can view it.
Healthy Homes
Track each property against the five NZ Healthy Homes standards: heating, insulation, ventilation, moisture & drainage, and draught stopping.
- Open a property → Healthy Homes tab.
- Upload your official Healthy Homes Statement at the top (KLYR holds it for you — we don't issue statements).
- Mark each standard as compliant, needs work, exempt or not assessed.
- Attach supporting evidence (PDF or photos) for each standard.
- Healthy Homes is landlord-only; tenants don't see this tab.
Meter readings
Tenants can submit power, water and gas readings from their app. You'll see them on the property page and in the timeline — handy for end-of-tenancy reconciliations and disputes.
Calendar
A unified view of inspections, tenancy start/end dates and scheduled events across your whole portfolio. Tap an event to jump straight to it.
Tenant directory & quick call
From the Portfolio tab, Tenant directory gives you one-tap calling for every tenant. Inside a property, the tenant's phone and email are right at the top.
Emergency contacts
Your after-hours and trusted tradie contacts (plumber, electrician, locksmith) are visible to tenants on their home screen. Set these once and your tenants always have them.
Notifications
The bell in the top bar shows new maintenance reports, tenant messages, inspection updates and self-inspection uploads. Tap any item to jump straight to it.
Property report
Generate a one-page property report from inside any property — useful for insurance, sale, or end-of-tenancy. It pulls together the property details, current issues, recent inspections and Healthy Homes status.
Web vs Mobile app
KLYR runs as both a web app (best for desktop / managing many properties) and a mobile app (best on the go). Use the Web → / Mobile app → links in the top bar to switch — your data is the same everywhere.
Settings & subscription
Profile, notification preferences, privacy and your KLYR plan are all under the gear icon. Your property limit comes from your current plan — upgrade there if you need to add more rentals.
