Portfolio
Every property you manage. The Act now counter shows urgent items across the whole portfolio; each property card shows open report count and next event.
Inside a property
Tenant contact, open issues, full timeline of past events, inspection history, Healthy Homes tab, meter readings and notes — all in one place. Use the More menu to edit, transfer or delete the property.
Onboarding a tenant
Open the property → Onboard tenant, enter name and email, and KLYR sends an invite. When they sign up the tenancy links automatically — they get the tenant app, you can message, and maintenance starts flowing.
Starting a new tenancy
When tenants change, use Start new tenancy on the property. The previous tenancy is archived and the property resets for onboarding the next tenant. The incoming tenant gets a clean KLYR account — their view is cleared of the previous tenant's maintenance requests, inspections, logbook entries and meter readings, so they only see their own tenancy from day one. You as the landlord keep everything: all past maintenance, inspections, healthy homes evidence and property history stay in your records.
Transfer ownership
Selling or handing a property to another KLYR landlord? Property and full history move to the new owner's account. Separate from changing tenants.
Maintenance queue & progress
Every report has a progress bar — Open → In progress → Done — so you and the tenant can see exactly where it sits. Acknowledge to start work, then mark done when it's resolved. Done items move to Archive for 30 days as a safety net against accidental deletion, then auto-delete. You can hard-delete from Archive earlier, or wait for the 30-day auto-purge.
Inspections — three workflows
Schedule inspection (pick a date with notice, tenant is notified, lands on calendars). Conduct inspection (record findings on the day, room-by-room with photos and OK / Monitor / Issue ratings). Request self-inspection (tenant uploads a walkthrough video instead of attending in person).
Self-inspection videos
When a self-inspection is requested, the tenant records and uploads a walkthrough video. Videos are stored privately and only visible to you and that tenant.
Healthy Homes
Inside each property: upload your official Healthy Homes Statement (KLYR holds it — we don't issue them), mark the five standards (heating, insulation, ventilation, moisture, draught), and attach supporting evidence. Landlord-only; tenants don't see this tab.
Meter readings
Tenants submit power, water and gas readings from their app. You'll see them on the property page and timeline — handy for end-of-tenancy reconciliations.
Calendar
Unified view of inspections, tenancy start/end dates and scheduled events across your whole portfolio.
Tenant directory
From Portfolio, Tenant directory gives one-tap calling to every tenant. Phone and email are also right at the top of every property page.
Emergency contacts
Set your after-hours number plus trusted tradies (plumber, electrician, locksmith). Tenants see these on their home screen so they always have someone to call.
Notifications
Bell in the top bar surfaces new maintenance reports, tenant messages, inspection updates and self-inspection uploads. Tap to jump straight to the item.
Property report
Generate a one-page property report from inside any property — useful for insurance, sale or end-of-tenancy. Pulls together details, current issues, recent inspections and Healthy Homes status.
Settings & subscription
Profile, notification preferences, privacy and your KLYR plan all live under the gear icon. Your property limit comes from your current plan.
